How do I maintain my doors and windows for long-term performance?

How do I maintain my doors and windows for long-term performance?

If you’ve just invested in new doors or windows, you’ll naturally want them to look and perform like new for as long as possible. The good news? Modern systems are designed to last for decades — as long as they’re looked after with a little care and attention.

Here’s a simple guide to keeping your doors and windows in top condition all year round.

1. Keep frames clean and free from debris

Over time, dirt, dust, and pollution can build up on the surface or in the drainage channels.
Use a soft cloth and mild soapy water every few months to gently clean frames and glass — avoid harsh chemicals or abrasive pads, especially on coated aluminium or painted surfaces.

For aluminium frames, a quick rinse and wipe-down will help preserve the powder coating’s original sheen and colour.

2. Look after your seals and gaskets

Rubber seals (or gaskets) play a huge role in keeping your home warm and weatherproof.
To stop them drying out or cracking, wipe them occasionally with a damp cloth and a little silicone spray or rubber conditioner.
If you spot any sections that have come loose, they can often be re-seated or replaced easily.

3. Lubricate moving parts

Hinges, handles, and locking systems should be lubricated at least once or twice a year.
A small amount of light machine oil or silicone spray on moving metal parts prevents stiffness, squeaks, and unnecessary wear.

For multipoint locks, operate the handle a few times after applying oil to ensure even coverage across the mechanism.

4. Inspect sealant and drainage areas

Every so often, check around the outside of the frame for any cracks in the sealant or blocked drainage holes.
These small details keep water away from your home — if you notice any gaps, simply reseal with a compatible exterior-grade silicone.

5. Prevent condensation build-up

Condensation is normal, especially in colder months, but you can reduce it by:

  • Keeping trickle vents open to allow air circulation.

  • Using extractor fans in kitchens and bathrooms.

  • Avoiding drying clothes in closed rooms without ventilation.

This helps maintain healthy humidity levels and prevents mould growth around your frames.

6. Don’t forget seasonal checks

Give your doors and windows a quick once-over each spring and autumn:

  • Make sure hinges and locks are working smoothly.

  • Confirm that drainage holes aren’t blocked.

  • Wipe away salt or grime if you live near the coast.

  • Check thresholds and weatherstripping for wear.

Catching small issues early prevents bigger problems later.

7. Treat your door and window like an investment

A little regular maintenance not only keeps your doors and windows looking pristine — it also helps them retain their energy efficiency, soundproofing, and security performance for years to come.

At Home Build Doors, all our systems are built for long-term durability, but regular care ensures they keep performing at their best — season after season.

In short:
A few minutes of maintenance each year can add years to the life of your doors and windows. Keep them clean, lubricated, and well-sealed — and they’ll keep your home warm, quiet, and secure for decades.
